Maintenance
Repair request are made within the tenant’s portal. They can upload photos and a short video of the issue. The repair request can be viewed by the Property Manager, landlord, and Property Assistant assign to the account.
We currently charge one rate. It is strongly advised to collect rent on the site. You don’t want a landlord calling you after the rent has not been paid for weeks and expecting you to drop everything to assist them. Get ahead of payment issues by being able to be notified and able to see rental payments processing on your dashboard.
Payments
We send rental payments via ACH to landlords and management fees to the Property Manager. The landlord, Property Manager, and tenant must link a bank account.
Based on the amount you indicated for each property, the management fee is grabbed and sent to you via ACH when the tenant makes a rental payment. What is left automatically goes to the landlord.
We charge $15 for each active property in your account. When the tenant moves out, you can deactivate the property so it does not generate a monthly charge.
Tenants can pay rent with their bank account, debit card, or credit card.
You are auto charged on the 6th of each month for the number of active doors in your account.
If the tenant makes a payment on Monday morning, the management fee should be in your account by Thursday or Friday (depending on your bank’s processing time).
That is determined based on the agreement between you and the landlord.
Communication
Yes. You can blast a message to all of your tenants via the message board.
Each Property Manager is assisted a Property Assistant. This person is the point of contact for all tenant related matters.
General
Please provide your name, company name, or team name in addition to your company logo (if applicable). If you do not have a registered website name (domain name) we will try and obtain one for you. We will provide a 5 page website with hosting for a monthly fee. Typically, you will receive the following pages: – Home Page – About Us – Tenants – Landlords – Contact Us
It will be your responsibility to do inspections, periodic driveby, and check to see if the tenant will renew. You should check in with the tenant and landlord periodically,
Yes. We will send the tenant a copy and add the fine to the payment portal so the tenant can pay it. We will collect the funds from the tenant and pay the fine. If it’s just a violation, we will notify the tenant and ask for proof the issue has been resolved. Normally, tenants will send photos of as proof the violation has been corrected. We will then notify the HOA.
Lease renewals are sent out 90, 60, and 30 days before the lease expires.
